2. Securing a Property
Please use the on-line application form on our website at: Austin Patrick Forms. Print out the form and fax it to us @ 1-877-705-3464.
A non-refundable fee of $75 is required to process a Rental Property Application. The first month's rent is required to secure the property if approved. Payment will not be deposited in the bank until you are approved and will be returned to you if you are denied. Upon approval the check becomes the first month's rent. Security deposits and lease purchase deposits are not required until the move-in apppointment.
Security Deposit – One month's rent depending on credit payable at move-in with certified funds or money order (This deposit will be refunded in full provided only normal wear and tear to home is done and the home is left in a clean and ready to occupy condition on move out date).
Pet Deposit – Non refundable. Amount of deposit varies depending on size and breed of pet. Some pets may require additional deposits and renter's insurance. If so, Austin Patrick & Associates and the owners must be added to the policy as additional insured and the policy must remain in full force and effect for your entire tenancy. The Policy Declaration Page must be produced at or before move-in to show $300,000 liability coverage.
Rent is due on the first day of the month and is considered late on the second. If the first falls on a weekend or holiday, the next business is acceptable.
After the first, rent will not be accepted without a 10% late fee of the monthly rent. Paying by the first to avoid paying late fees.
If rent is still unpaid by the sixth. Austin Patrick will begin dispossessory proceedings. Once this process has started, rent will not be taken without a late fee, along with a $250.00 dispossessory fee. All funds must be certified.
Rent is required every month, even the last month of your lease. We cannot use the Security Deposit as rent.
We accept the following forms of payment:
Personal Check - checks are accepted anytime before the fifth of the month. After the fifth certified funds are required with the late fees included. Certified checks may also be required if checks have bounced previously. We will notify you if certified funds become necessary.
We accept Visa, MasterCard, Discover and American Express. A convenience fee from $5 - $10 will apply based on your rental amount.

All notices must be in writing and sent by certified or registered mail, return receipt requested, and must follow the time guidelines in your lease agreement.
5. MAINTENANCE PROCEDURES
Standard Maintenance Procedure

call the Austin Patrick Repair Hotline at 678-485-7207.
We will arrange for a repair person to contact with you directly, allowing you the flexibility of scheduling the repair. If you do not schedule the repair, the work will not get done. How they enter the property is up to you. If you miss an appointment, a $75.00 trip charge will be due from you to the contractor.

Emergency Maintenance Procedure
Please contact us at 678-485-7207Austin Patrick & Associates is responsible for repairing items broken by normal use. If damage is caused by misuse or abuse, we will charge the repair invoice back to you. We will rely on the contractor to make that decision.
